Our process, outlined below, is a proven approach that ensures your project runs smoothly, successfully, and with enjoyment at every stage.

 

Project Management:

Beyond design, we also manage the entire project for you, including handling planning applications and listed building consents, obtaining quotes from

trusted consultants such as structural engineers or surveyors, and coordinating their involvement to ensure your project runs smoothly. We remain closely involved from tendering through to construction, ensuring the finished article meets and exceeds your expectations.

 

Concept Design and Planning Permission:

We begin by listening to your needs and aspirations and by exploring the full potential of your home or site. We aim to bring fresh, inspiring ideas and

present thoughtful options, working with you to shape a space that is both practical and beautiful. At this stage, we define the look and feel of your project.

 

After considering your brief, we develop concept ideas that include space planning, furniture layouts, construction materials, natural daylight, sustainability and the relationship your home will have with the surrounding landscape. We then present the concept to you for feedback. We listen carefully to you and hone the design until it meets your exact requirements.

 

Once you're happy, we'll proceed to submit a planning application, a certificate of lawfulness, and/or a listed building consent, as required. Depending on the site, this often requires reports prepared by other consultants, such as ecologists. We bring in trusted experts and coordinate their involvement to ensure the process runs smoothly. 

 

Technical Design and Building Control:

 

Developing the chosen concept into a fully detailed technical package is a complex and collaborative process. We build the right team for the project, partnering with a structural engineer and other consultants as needed. We work closely together to produce a fully detailed technical package, which is then used to:

- Obtain fixed price quotations from trusted contractors.

- Gain building control approval.

- Facilitate construction of the project and reduce site queries throughout the build.

This stage includes helping you make the exciting decisions that will set your project apart, such as selecting your preferred materials, finalising kitchen and bathroom layouts, preparing detailed lighting arrangements, and more. This is where our experts work with you to ensure the finished project is not only architecturally excellent but also reflects your style and taste.

Tendering and Construction:

We specialise in delivering exceptional projects smoothly and stress-free by overseeing the entire process from start to finish. We will recommend suitable contractors, manage the tender process to ensure accurate fixed-price quotations are received, and provide clear advice at every stage, so you'll never be left in the dark. Once a contractor is appointed, we remain closely involved by administering the construction contract, chairing regular meetings, conducting weekly site inspections, and ensuring that the finished build meets the required standards.

 

We provide ongoing support throughout the works to ensure the process runs as seamlessly and stress-free as possible for you.
